Protected Trees on Seabrook
Tree Service in Seabrook Island works under the town's Development Standards Ordinance, which has a section devoted to protected tree removal (DSO 11.5.B). How seriously that's taken shows in the town's records. In November 2023, the Board of Zoning Appeals scheduled a public hearing on five separate variance requests from the Seabrook Island Club: two 24-inch live oaks, a 25-inch live oak, a 26-inch pine and a 30-inch red oak, all tied to parking and pickleball court projects. If big trees near a club project need hearings, plan on asking before you remove one in your yard.
What that means for a homeowner
Before any removal of a large tree, check with the town and with the community's own review process. Many removal questions can be answered by looking at the tree's condition. A tree with serious decay, a cracked trunk or root failure tells a very different story than a healthy oak that's simply in the way. We document what we see with photos and notes so you have something concrete to bring to the review.
Salt, wind and a mild climate
The island sits on the border of USDA plant hardiness zones 8b and 9a, averages about 48 inches of rain a year, and faces the Atlantic to the south with the North Edisto River to the west and Bohicket Creek to the north. Trees near the water are shaped by salt spray: tight, low crowns and windward sides that die back. Pruning should respect that shape, removing deadwood and rubbing limbs without opening the crown so much that wind and salt get inside.
Live oaks and palmettos up close
Live oaks dominate many Seabrook lots. They can hold enormous horizontal limbs for centuries, but limbs extending over roofs, decks and golf carts are worth reducing gradually, a few cuts at a time, to lower their leverage. Palmettos need only dead fronds and seed stalks removed. Stripping green fronds doesn't protect them from storms; it weakens them.
A private community
The Town of Seabrook Island was incorporated in 1987, and since 2005 new property buyers have been required to join the Seabrook Island Club. The 2020 census counted 2,050 residents in 951 households. Contractor access and permitted work hours are part of scheduling, and we plan around them.
Pines on interior lots
Interior lots away from the beach often have tall pines mixed with oaks and wax myrtles. Pines tend to fail at the root plate or snap mid-trunk in high wind, and a tall pine within reach of a house is the tree most worth checking before storm season. Signs to watch include fading needles, resin streaming from the bark, woodpecker damage and a new lean. A pine showing those symptoms is often better removed in a planned way than after it falls.

Seabrook Island Questions
Do I need approval to remove a live oak on Seabrook Island?
Large live oaks are treated as protected under the town's development standards, and removals can require a variance hearing. Contact the town before scheduling, and bring documentation of the tree's condition.
How should I prune an oak that reaches over my roof?
Shorten the heaviest limbs with reduction cuts back to smaller side branches rather than cutting them flush at the trunk. Spread major work over more than one visit so the tree isn't stressed.
What do salt-burned leaves mean?
Brown, scorched leaves on the windward side after a storm usually come from salt spray. Most trees push new growth. Wait to see what leafs out before removing anything.
Can you work within the community's access rules and hours?
Yes. We arrange contractor access and schedule work within the community's permitted hours.
